Job Description

The Real Estate Sales Associate will be responsible for managing end-to-end property transactions, ensuring compliance with Cayman Islands real estate law, and maintaining the highest standards of client service and professional ethics. Requirements of the Role

  • Serve as the primary point of contact for vendors, purchasers, and clients, managing negotiations and fostering long-term partnerships with professionalism and integrity.
  • Draft, review, and oversee legally binding contracts—including Listing Agreements, Offers to Purchase, Closing Statements, Deeds, and Leases—ensuring full compliance with Cayman Islands laws and minimizing legal or financial risk.
  • Conduct detailed due diligence and risk assessments on clients and properties to safeguard against compliance breaches and financial exposure.
  • Coordinate and manage all aspects of property closings, including document execution, title transfers, and disbursement of funds.
  • Perform comparative market analyses and financial modelling to establish competitive pricing strategies and position properties effectively in both local and international markets.
  • Promote property sales through MLS listings, targeted advertising, digital marketing, open houses, and professional networking initiatives.
  • Support clients with property management needs—such as service contracts, maintenance, and repairs—ensuring accurate systems and records are consistently maintained.
  • Respond promptly and professionally to client inquiries, coordinate property showings, and deliver compelling presentations tailored to diverse audiences.
  • Leverage global networks to attract and secure high-net-worth international investors, strengthening RE/MAX Cayman Islands’ position within the luxury real estate sector.
  • Review contractor proposals, assess bids, analyse financial data, and prepare clear, actionable reports and presentations for management decision-making.
  • Demonstrate exceptional organizational skills, effectively managing multiple priorities and consistently meeting deadlines.

Qualifications

  • Minimum of five (5) years’ experience as a Real Estate Sales Associate; commercial leasing experience considered an asset.
  • Bachelor’s degree in Business, Real Estate, or a related field.
  • Proven record of closing high-value transactions and consistently achieving or exceeding sales targets.
  • Skilled negotiator with experience mediating complex transactions involving multiple stakeholders.
  • Advanced verbal and written communication skills, with the ability to present effectively to individuals, groups, and corporate clients.
  • Strong research, analytical, and critical-thinking abilities, with capacity to interpret market data and trends.
  • Proficient in Microsoft Office (Excel, Word, Outlook), Adobe Suite, and InDesign.
  • Knowledge of marketing and digital sales strategies considered an asset.
  • Must be willing to work evenings, weekends, and public holidays as required.
  • Must own a reliable motor vehicle.
  • Successful applicant must pass the CIREBA Examination within four (4) weeks of commencing employment.
