Job Description

Orchid Development operates as a division within the Flowers Group of Companies. It is responsible for managing various rental properties, including Cricket Square, Flowers Apartments, Middle Ground Apartments, Eucalyptus Building, and Orchid Village. The Building Coordinator plays a key role in supporting the Orchid Development maintenance team, ensuring the smooth and efficient operation of all office and building-related activities.

Key responsibilities include, but are not limited to

  • Act as the primary point of contact for building occupants, addressing their concerns and requests
  • Conduct daily walkthroughs of tenant spaces, to ensure all is in order
  • Inspect common property areas (bathrooms, windows, floors, stairs, grounds) to solve and report any issues to management
  • Inspect mechanical rooms, pump rooms, telecom rooms, janitor closets, generators and rooftops to solve and report any issues to management
  • Monitor the general maintenance of buildings, including cleaning, gardening and landscaping, and related tasks
  • Coordinate building services for on-site events, meetings, or renovations
  • Provide logistical support during special projects or upgrades
  • Coordinate with vendors and service providers to meet facility requirements
  • Manage documentation, including work orders, maintenance logs, and invoices
  • Keep accurate records of maintenance activities and expenses, including service records, maintenance schedules, and repair history
  • Ensure all building systems (HVAC, electrical, plumbing, etc.) are functioning properly
  • Provide detailed updates on onsite situations to enable informed management decisions
  • Assist the Orchid Development office in resolving client-related issues

The successful candidate must have

  • High School Diploma or equivalent
  • 3-5 years’ experience in coordinating maintenance, building services, vendor relations or overseeing daily building operations
  • Proficient understanding of building systems and maintenance processes
  • Proficient in Microsoft Office 365 applications
  • Excellent verbal and written communication skills
  • Skilled in promptly addressing and resolving issues
  • Capable of managing multiple tasks while prioritizing efficiently
  • Ability to oversee all aspects of building maintenance and safety
  • Valid Cayman Islands driver’s license

Applicants must provide two verifiable references and a valid police clearance issued within the past six months. The successful candidate will be required to work 45 hours per week, including evening shifts and weekends.
