Maintenance staff will be responsible to liaise with Maintenance Manager on maintenance issues. The position is responsible for the coordination of installation, repair, and maintenance of electrical, plumbing and mechanical equipment and controls located in the interior and exterior of building. The Maintenance Staff will conduct maintenance routines and on-going assessment of the building system operations in line with the performance testing and analyzing data to assure the proper function of departmental equipment. In addition, the individual monitors the operation of the mechanical / electrical operating equipment across the property. Knowledge/Skills/Qualifications 3+ years of experience in a facilities management position, with majority spent working at luxury hotels or high-end resort/retail/residential property A college education and/or trade school equivalent in a mechanical, electrical, and/or technical disciplines. Good level knowledge of maintenance requirements for high-end commercial and/or residential buildings including mechanical, HVAC, chillers, electrical, plumbing, water pumps, fire systems, generators, elevators, pools and Building Management Systems (BMS). General knowledge of occupational hazards and standard safety precautions/protocols related to building maintenance/equipment Excellent verbal and written communication skills and ability to successfully liaise with people at all levels Ability to function in a team environment, maintaining effective working relationships with co-workers and external service providers Exceptional time management and organizational skills, with ability to prioritize effectively and handle a variety of projects simultaneously A working proficiency in the use of Microsoft applications and work order management software Willingness to work in inclement weather conditions; with exposure to dust and noise; some heavy lifting, standing, climbing; or working at heights
Duties / Responsibilities
Assist in the Management of preventative planned maintenance program and inventory of all building maintenance parts/supplies
Implementation of owner and Strata requests with regards to building maintenance, ensuring requests are resolved in a timely and efficient manner, using required resources available
Work within the maintenance team and collaborate with other teams/departments to ensure efficient building operations
Assess maintenance frequency requirements and adjust to meet quality standards and improve work with optimum efficiency
Work within standard operating procedures and policies, while ensuring operational safety
Follow schedules and track maintenance activities to ensure timely completion
Manage third party contractors in the performance of various contract services as required
Take due care and attention to tools and equipment needed to ensure optimum performance
Work with theh Maintenance Supervisor regarding your personnel development plans and performance evaluations
Responds to owners-requested work orders quickly with a customer-service and problem-solving mindset.
Document actions taken from the work order system and updates customers on the status of their request through management.
Completes owner-requested work orders per established time guidelines in a courteous and
thorough manner.
Assists customer with billable issues by defining requirements and obtaining cost estimates with the assistance of the Maintenance Supervisor & through Management.
Completes those work orders as per established time guidelines once approved by customer.
Requires the ability to analyze the operation of various systems, determine the cause of any
problems/malfunctions and take corrective action as required.
Assists, when necessary, the Maintenance Supervisor in overseeing and performing preventative maintenance on the building systems (HVAC systems, electrical systems, emergency backup systems, fire protection system and water systems).
Preventative maintenance to include assembling all tools, supplies and instruments necessary to complete the job.
Performing work with a minimum amount of disruption, conducting immediate cleanup of work area & completing the preventive task list in the work order system.
Returning tools to workshop, and unused supplies to storeroom, reporting any impending supply or material shortages to the Maintenance Supervisor and advising them of any equipment problems.
Maintains tools and order supplies as required for installation and repairs.
Complies with company policy for the safe storage, usage and disposal of hazardous materials
and maintains a clean and safe workspace.
Performs other duties as assigned and reasonably required by Management.
