Property Specialist

Island Celts Property Ltd is a residential property management business based in the Cayman Islands, currently in its establishment phase and actively building its operational foundations, client base, and service delivery framework. We are seeking a highly experienced Property Specialist to lead and deliver the continued development of the business and the hands-on delivery of property management services. This is a senior, autonomous role requiring the candidate to independently build and manage operational systems from scratch, coordinate property services across a residential portfolio, and represent the business professionally with clients, contractors, and stakeholders. Given the early-stage nature of the business, the successful candidate must bring a depth of experience sufficient to operate without supervision, establish credible processes, and make sound independent decisions across all operational areas. This is a senior autonomous role requiring a high level of experience, independence, and the ability to manage multiple aspects of property operations within a developing business environment. Key Responsibilities

• Take full responsibility for the delivery of property management services, including inspections, maintenance coordination, and condition reporting
• Establish and implement structured operational processes, service standards, and workflows appropriate to a growing residential property business
• Oversee contractors and service providers, ensuring all works are completed to agreed standards, timelines, and budgets
• Liaise professionally with property owners, tenants, and third-party providers, maintaining clear and consistent communication
• Manage property readiness, turnovers, and ongoing upkeep across the portfolio
• Respond to urgent and out-of-hours property matters where required
• Maintain accurate records of all property activity, maintenance works, and operational tasks
• Support compliance with Cayman Islands regulatory and operational requirements
• Contribute to the commercial development of the business, including client relationship building and service refinement
• Manage financial oversight of maintenance expenditure and support cost control across operations

Essential Requirements

• A minimum of 15 years’ experience in residential property management, lettings, and senior property operations. This role requires a high level of experience due to it senior, autonomous nature and the requirement to establish and manage operational systems independently.
• Experience contributing to the developments and implementation of operational systems, processes, or service frameworks within a property business or similar environment.
• Membership of a recognised professional body in residential lettings and property management, or demonstrated equivalent professional competency through extensive industry experience and work history
• Proven experience managing residential property portfolios at senior or independent level, including full maintenance coordination and contractor oversight
• Prior operational experience within the Cayman Islands property market, with an understanding of local standards, contractor networks, and client expectations
• Demonstrated ability to operate fully independently, without supervision, across all areas of property management
• Strong financial literacy, including experience supporting budget management, cost control, and maintenance expenditure oversight
• Exceptional communication skills with a proven track record of managing client, tenant, and stakeholder relationships at a senior level
• Full, clean driving licence
