Job Description

Orchid Development operates as a division within the Flowers Group of Companies. It is responsible for managing various rental properties, including Cricket Square, Flowers Apartments, Middle Ground Apartments, Eucalyptus Building, and Orchid Village. The Maintenance Manager is responsible for ensuring building maintenance, safety, and security; overseeing repairs and upgrades; and complying with environmental and safety procedures for the buildings and grounds at all properties. Through management and planning, all activities will be considered and conducted to ensure value, quality, and reliability.

Responsibilities include, but are not limited to

  • Collating and presenting daily, weekly, and annual maintenance schedules for all teams and contractors.
  • Ensuring work is complete as part of preventative maintenance planning.
  • Assisting and overseeing the daily dispatch of workmen and activities.
  • Assisting with identifying maintenance works, prioritizing, and ensuring standards are met.
  • Managing maintenance works and projects, planning and ensuring projects are completed safely, efficiently, and in a timely manner.
  • Working with design professionals, engineers, and experts to plan and coordinate work.
  • Read instructions, drawings, and specifications to ensure work is completed correctly.
  • Planning activities and key maintenance projects by Orchid Development Staff and Contractors each weekend and each week.
  • Attend meetings and respond to Cricket Square tenant enquiries for all properties.
  • Overseeing and obtaining quotations. Support the team in placing orders, tracking orders, and ensuring timely delivery.
  • Identifying opportunities for cost savings and avoiding waste.
  • Ensuring efficient and timely completion of maintenance activities, supporting the Maintenance Supervisors.
  • Collating and ensuring inventory, materials, and orders are managed by the supervising team.
  • Identifying and ensuring all properties are maintained to the highest level of standards and detailing what is expected by our tenants and CEOs.
  • Undertaking line management duties for hourly workers, including overseeing work product, monitoring hours worked, and assisting with personal issues.
  • Ensure any overtime hours are well managed with HR’s approval, strictly for extraordinary circumstances, emergencies, or special projects.
  • Managing, evaluating, training, and developing, coaching and mentoring, and disciplining staff members.
  • Assisting HR in recruitment and termination of the field staff.
  • Ensuring all department staff adhere to the safety policies and procedures and rules in general.

Building Maintenance

  • Ensuring all buildings comply with all laws, safety standards, and regulations.
  • Responding to after-hour calls and responding to emergencies in a timely manner.
  • Assisting with the management of hurricane preparation and post-storm disassembly.
  • Developing, implementing, and managing energy conservation programs for the property to minimize expenses.
  • Coordinating and supervising projects and repairs, working with contractors, subcontractors, service providers, and tenants as required, and reviewing all maintenance invoices before payment.
  • Managing all service contracts, including mechanical, electrical, and plumbing systems, cleaning contracts, landscaping, and irrigation, etc., to ensure service level/standard is maintained and value for money is achieved.
  • Overseeing daily maintenance and quality control at the Cricket Square development, apartments, and Eucalyptus Building.
  • Developing, implementing, and adhering to a preventative cost-effective maintenance program, taking steps to review and improve as appropriate.
  • Creating maintenance logs/reports, which summarize the condition of each property, progress of specific projects, and make clear and concise recommendations for the CEO's consideration.
  • Creating systems and processes to ensure equipment maintenance logs and inventory records are accurate, ensuring implementation and ongoing use.
  • Developing and implementing policies and procedures, as directed or agreed, to improve operations, reduce costs, and/or address inefficiencies.
  • Leading the team, including staff and contractors, in the day-to-day operations of the facility, including service standards, equipment schedules, and work schedules.
  • Identifying and introducing environmentally friendly systems and equipment.
  • Communicating with Government agencies in full compliance with statutory regulations.
  • Overseeing the inventory system for storerooms in managing storage areas.
  • Ensuring organized and immaculate storage spaces
  • Any other duties

Education/Experience

  • High school diploma and/or relevant maintenance qualifications.
  • Minimum of 10 years’ experience in maintenance at a managerial level.
  • Willingness to become LEED Operations and Maintenance Certified if successful in securing the role.
  • Certification or proven skills in areas such as carpentry, plumbing, HVAC, electrical work, horticulture, and general building repairs and finishes.
  • Certifications in Certified Maintenance & Reliability Technician (CMRT), Certified Maintenance Manager (CMM), and Certified Information Security Manager (CISM) are considered an asset and will be viewed favorably.

Knowledge, Skills & Abilities

  • Experience and basic knowledge of construction.
  • Demonstrated ability to manage and lead large teams effectively.
  • Excellent communication skills, both verbal and written.
  • Strong interpersonal skills with the ability to interact professionally at all levels.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook) and building management systems.
  • Highly detail-oriented, organized, and efficient.
  • Ability to remain flexible and work outside of regular hours, including weekends and public holidays, as required.
  • Clean, valid Cayman Islands driver’s license.
